Lyon: towards controlled rents to counter the surge in prices

After Paris and Lille, it is the turn of Bordeaux, Montpellier and Lyon to benefit from the system of regulated rents. The decision was taken by the government on Friday because in recent years prices have soared in the private sector.

In Lyon (Rhône), rental prices have exploded on average by 23%. The president (EELV) of the Metropolis, Bruno Bernard, had asked the government to introduce a framework for rents.

A request to which the government has therefore acceded and which it welcomes because it will, according to him, control the cost of housing.

“The heart of the agglomeration is becoming inaccessible to the middle or working classes, and the whole objective is to allow everyone, or in any case the greatest number, to also have access to the heart of the agglomeration. what are Lyon and Villeurbanne, ”he told CNEWS.

Lyon remains a very attractive city where demand is very high. Renaud Franchet, spokesperson for the UNIS (Union des Syndicats de l’Immobilier) du Rhône manages nearly 2,000 rental housing units. For his part, he fears that the rent control will scare away investors and lead to a drop in the supply of housing in the private sector.

“If we say to him: ‘we block your rent, we regulate it and therefore we no longer play supply and demand’, investors may have some fears, or even withdraw. So indeed there will be induced effects if it is poorly organized, that is obvious, ”said this real estate professional.

This device should in any case be tested in Lyon and Villeurbanne from the start of next year for a period of three years.
