Habitacion.com Secures €1.3M Investment for Tech Expansion

The housing market is getting a major shake-up. habitacion.com, a startup that lets people buy rooms instead of entire apartments, just closed a €1.3 million seed funding round. Demium Capital led the charge, with other investors like Ebisu Digital Venture Capital and Dozen Investments joining in.

This cash boost will help habitacion.com spread its platform and solidify its spot as a leader in southern Europe’s co-ownership market. The company also plans to build a more robust tech infrastructure and use AI to make the room-buying process smoother.

In just three months, habitacion.com’s team has grown from 8 to 20 people. They’re hiring more team members in areas like product development, sales, and tech. This growth spurt comes after a successful pre-seed funding round in 2024, where they raised €400,000.

Last year, the company raked in €3.4 million in operations and €1.4 million in revenue. These numbers show that their business model is on the right track. As Oriol Valls, CEO and co-founder, puts it: “Our goal from the start was to change the housing market and offer a real solution for young people to access housing and build wealth without changing their spending habits.”

The Housing Dilemma

Getting a place to live is a huge challenge for young people. Nearly 70% of those under 30 have to share apartments because they can’t afford to rent or buy alone. Housing prices are steep, and rents eat up most of people’s monthly income, making it hard to save.

That’s where habitacion.com comes in. Launched in 2023, the platform lets users buy a room instead of renting it, investing a similar amount to what they’d pay in monthly rent. For example, putting €500 a month into buying a room could add up to €25,000 in five years – a nice chunk of change for a down payment on a mortgage or other investments.

The first rooms on the platform sold out in under 48 hours, with over 80 deals happening in major cities like Madrid, Barcelona, and Valencia. Now, there are over 21,000 people waiting in line, and the company expects to sell 400 rooms this year, making it the biggest co-ownership platform in southern Europe.

habitacion.com’s success has also been recognized by the startup community, winning the SeedRocket 2023 award and selling out a crowdfunding campaign with Dozen in under 10 hours. This validation shows that their business model is meeting a real need in the market.
